West End / College District

West End Retail District
The Corsicana West End Retail District, as the name implies, is on the west side of the City of Corsicana on 7th Avenue / TX-31 (which goes to Waco).

The district is anchored by Walmart Super Center, Tractor Supply, Bealls Department Store and Atwoods Ranch & Home Center, and features available retail/commercial properties strategically located along Texas Highway 31 (7th Avenue) and 45th Street.

Retail opportunities in the West End are within close proximity to the Walmart Super Center and to Navarro College, with its student population in excess of 3,500. In addition, Texas A&M University-Commerce is co-located on the Navarro College campus, where students can receive bachelors and masters degrees.

The proximity of the Corsicana West End to both Navarro College and Corsicana High School provides convenient access to well over 5,000 total students in the immediate vicinity who are eager to purchase products and services.

Currently, there are three primary established retail centers in the West End District:
  • College Park Mall, on northeast corner of 7th Avenue/TX-31 and 45th Street, is anchored by Bealls and Atwoods, has available retail space
  • Walmart Super Center, on the southwest corner of 7th Avenue/TX-31 and 45th Street, is surrounded by retail pad sites
  • Corsicana Crossroads Retail Center (former Kmart Super Center), also located on the southwest corner of 7th Avenue & 45th Street, has available retail pad sites

New Construction
In addition to the above retail centers, a new mixed-use commercial retail-residential  development project, The Village at Corsicana, is currently in the initial stages of development in the heart of the West End/College District.

The new 282-acre development is located at the northwest corner of 7th Avenue/TX-31 and 45th Street and will include 50-75 acres of retail located along 7th Avenue/TX-31. The remaining 200-acre residential development will include just under 500 single-family homes, 132 duplex units and 240 apartment units, as well as a yet to be determined number of townhouses.

Construction is slated to begin in late 2015.
